I think overall we have to follow Mulligan's path. If you rewatch the videos and ignore everything but Mulligan i think it becomes clear that he knows where the treasure is all along.
A few major ones i saw:
In comic book episode black tom says something about their different paths and how they must catch up to mulligan
Parrot calls him a traitor
He gets nervous around Crothers ghost and leaves before Crothers says what he has to say about Mulligan because he fears Crothers will reveal that he knew the whole time where it was.
Also the Captain's footprint is certainly without a doubt Brooklyn Bridge Park. Look at it on google maps. Exact replica and I've seen the creators hanging out there. Can't seem to find anything there though and it seems unlikely they would have given away the location in the first episode

I agree on the santa = St Nicholas references in ep8.
I also have ep7 starting at columbus circle and walking NW up broadway.
Episode is called 'Ghost Story', so maybe the ep is referencing novels.
-Black gates of hell = Dantes park (63rd st)
-13th gun = Sherman square (Sherman founded the 13th Infantry) (70th st)
-Birds repetition of Treason, similar to Nevermore in 'The Raven' = Edger Allen Poe st (W 84th st)

Just some Observations
About Ep 8
Now, I'm claiming any fact here - this is merely conjecture, but given some of the "clues" in episode 8...
Satan/Santa - this was the first tip-off for me. Aside from being one of Mulligan's typical red-letter switches, I got to thinking "What else is Santa known as?" St. Nicholas - particularly, St. Nicholas Ave., part of northern Manhattan.
I think there's some subtle acknowledgements throughout the site and the videos (as pointed out by other board members here) to Columbia University, as well as the raised 'L', 'O', 'U', and 'G' in the site banner.
I like your path ccl28 - but I think there's still more to it. I think there's something to do with Morningside Heights/southwest Harlem that we're missing, or that at least hasn't been touched upon.

The bus routes are definitely encoded in that episode. I first discovered this when I realized that the % chance to win the in the poker hands were mathematically incorrect. Then the street names are mentioned by the players or narrators when the bus routes come up. Like, Jacks in for Queens when Black Tom's bus goes from Jackson to Queens Blvd, or The Captain's bet becomes 1,000 when his bus is on Grand Ave, and Mulligan yells "Fish!" when his bus is on Calamus Ave. These things line up too perfectly to be coincidence.
Obviously, The Marine Park street names are also 100% match. However, I know they didn't make an entire episode around the Marine Park street names. That clues covers too little real estate in the episode. (Also, these don't line up with a specific character. They sort of exist on their own.)
This is one of those instances where the puzzle is inconsistent (there are a few). I don't get what they are trying to do. Maybe the gold is in Marine Park and the other clues help you draw a map to its precise location (Marine Park is huge). Maybe it's an homage. Without any additional 'clues' I don't see a way to make sense of it.

So here is a possible clue that I haven't yet shared (I have just a few left). I haven't yet confirmed it, but it seems to make a lot of sense. It is in reference to The Captain's Numbers.
"This week's winning numbers be twenty, seventeen, sixteen, fourteen, twenty-one, and twelve. On the treasure ball be eight."

Sorry I haven't posted in a while... I still think everything I've posted here is correct, the problem is that I went to search for the gold at the location at the end of my path. Now, I'm thinking "Listen to Mulligan from the very beginning" refers to the "Code of All Codes", Mulligan tracing the captain's foot. I traced out my path on a map and got something that looks remarkably like the skeleton's arm on the welostourgold website (the one with the pointed finger that points to the Contact button on any of the pages other than Home). On my map, the "finger" seems to be pointing at a specific neighbourhood, and I have a good idea of where it must be.
Like last time I thought I solved it, I'm going to go check it out the next time I travel to NYC, and then post my full solution on here

The morse code (along with the parrot's morse code) spell out very clearly Start at Wallach Walk.
I tried going by just Mulligan's alone and got nothing.
I tried turning it upside down. Got nothing.
I think it is all in the Window Sill --> Window Sele clue. I've yet to hear a good explanation to that.
I think the flying bird is the Grand Central Eagle (+ the Grand Central Chairs from video 7)... credit on both of those goes to merelyviral (if I recall correctly).
Is the ship (as in: "Oh, but away from the ship?") meant to be Grand Central (as encompassed by Park Ave?)
Still can't figure out how to get from Grand Army Plaza to Grand Central, because I think the 28 furlongs (is too far) should fit, but it doesn't.
I want the gold, but I seriously want this to be over with also...

Somebody mentioned on facebook that the 1 year anniversary of the final clue is in a few days. I'm curious to see if the authors post anything new (I doubt it). If not I will post my last big clue that I've been holding onto.

Stupid question, but has anyone actually tried to translate Mulligan's idiotic morse code? "We should have listened to Mulligan at the very beginning." might mean "We should have just used the morse code he was spouting."
Except I don't hear any dashes, only dots. It would seem to limit it. But there are times when you can see him saying dots and such even if you can't hear him.

Hunted again today
Searched the statue in Pelham Bay Park today according to the comic book clue. No luck though. I was sure Missry would have found it by now, seems to have the best info. Didn't I read somewhere that the spot is clearly marked? Does it have to be near the docks? Did anyone ever confirm receiving things in the mail from the P.O. Box address? I never received anything but my letter never came back.

New Yorker here, thought that the game was over. There was that guy last year who claimed that he figured it all out, all neat and tidy, it all made sense, so elegant and simple, blah blah blah. So what happened? Who wants to put their heads together?
Edit: Some searching through gmail has refreshed my memory. There was a dude on Tweleve last ~december or so who announced that everything would be wrapped up by christmas. He had everyone convinced. Then all action seemed to die in April and I forgot about the game until now. I dunno if there's been much developmet and I've forgotten what I learned. Is there a summary page? Would rather not go through 250+ pages again.
